Can you install flooring without demolition work in Spain? Here's what you need to know

Kun je een vloer leggen zonder breekwerk in Spanje? Dit moet je weten

Renovating a home in Spain often starts with the same question:

Does the existing tile floor need to be removed, or can you lay a new floor over it?

The short answer: in many cases, demolition work is not necessary.

But... it completely depends on the subfloor and the floor you choose.

When can you lay over existing tiles?

In Spain, most homes have tile floors. These can often serve as a base for a new floor.

This is only possible if:

  • the tiles are firmly fixed
  • there are no hollow spots
  • the subfloor is stable
  • height differences are limited

If this is not the case, the floor must first be repaired or removed.

Which floors are suitable without demolition work?

Not every floor is suitable to be laid directly over tiles. Below are the main options:

Click PVC (most chosen)

Click PVC is one of the most popular choices for renovations without demolition work.

Advantages:

  • can be laid floating (no glue needed)
  • quick installation
  • less preparation needed than dryback
  • ideal for renovations

Point of attention:

  • subfloor must be fairly flat
  • leveling is still needed for larger unevenness

👉 This is often the fastest solution without demolition work.

PVC (dryback)

Dryback PVC is glued and provides the smoothest result.

Advantages:

  • thin build-up
  • very smooth final result
  • professionally finished

Point of attention:

  • leveling is almost always necessary

👉 Best choice for quality, but requires more preparation.

Vinyl (roll vinyl)

Vinyl in rolls is also used in renovations.

Advantages:

  • flexible
  • relatively quick to install
  • can accommodate small unevenness

Disadvantages:

  • less luxurious appearance
  • more prone to damage

Laminate

Laminate is also often chosen for renovations without demolition work.

Advantages:

  • relatively affordable
  • quick installation (click system)
  • wide variety of appearances

Points to consider:

  • less resistant to moisture and temperature changes
  • less suitable for the Spanish climate than PVC
  • subfloor must be sufficiently flat

👉 Laminate can be a great solution for bedrooms or less frequently used rooms, but is less commonly used than PVC in Spain.

Carpet

Carpet can be laid without demolition work, provided the subfloor is stable.

Advantages:

  • comfortable
  • sound-absorbing
  • quick to install

Disadvantages:

  • less suitable for warm and humid rooms

Parquet (wood)

Parquet can sometimes be laid over existing floors, but requires more attention.

Points to consider:

  • sensitive to movement
  • subfloor must be stable and flat
  • often requires extra build-up

👉 Less suitable for quick renovations without preparation.

Screed floor

Screed floors can be applied over existing tiles, but:

  • always requires good preparation
  • leveling is necessary
  • cracks or joints must be treated

👉 Technically possible, but definitely not a “quick fix.”

Leveling: often still necessary

This is where it often goes wrong.

Many people think they can lay directly over tiles. In practice, leveling is often necessary, even in renovations without demolition work.

Why?

  • tile joints remain visible
  • small height differences are exaggerated
  • the final result is less precise

A smooth subfloor ensures:

  • a better final result
  • longer lifespan
  • less chance of problems

  • lower labor costs
  • less disruption

For many homes, this is the most efficient approach.

Disadvantages and points to consider

  • subfloor must be thoroughly checked

When is demolition work really necessary?

In some situations, you can't avoid it:

  • tiles are loose
  • unstable subfloor
  • large height differences
  • moisture problems

In those cases, rebuilding is the best solution.
