Renovating a property in Spain often starts with the same question:
Do you need to remove the existing tiled floor, or can you install a new floor on top of it?
The short answer: in many cases, removing tiles is not necessary.
However, it completely depends on the condition of the subfloor and the type of flooring you choose.
When can you install a floor over existing tiles?
In most Spanish homes, tiled floors are standard. These can often serve as a solid base for a new floor.
This is only possible if:
- the tiles are firmly bonded
- there are no hollow spots
- the subfloor is stable
- height differences are limited
If this is not the case, the floor will need to be repaired or removed.
Which floors are suitable without removing tiles?
Not every floor can be installed directly over tiles. Below are the most common options:
Click LVT (most popular)
Click LVT (also known as SPC) is one of the most popular choices for renovations without demolition.
Advantages:
- floating installation (no adhesive required)
- fast installation
- less preparation needed than glue-down systems
- ideal for renovations
Points to consider:
- the subfloor must be reasonably level
- leveling may still be required for uneven surfaces
This is often the fastest solution without demolition work.
Glue-down LVT
Glue-down LVT provides the most precise and high-end finish.
Advantages:
- low build-up height
- very smooth and seamless result
- professional appearance
Points to consider:
- leveling is almost always required
This is the best option for a high-quality finish, but requires more preparation.
Sheet vinyl
Sheet vinyl is also used in renovation projects.
Advantages:
- flexible material
- relatively quick to install
- can absorb minor imperfections
Disadvantages:
- less premium appearance
- more sensitive to damage
Laminate
Laminate flooring is sometimes used in renovations without removing tiles.
Advantages:
- cost-effective
- quick click installation
- wide range of designs
Points to consider:
- less resistant to moisture and temperature changes
- less suitable for the Spanish climate compared to LVT
- requires a reasonably level subfloor
Laminate can be a good option for bedrooms or low-traffic areas, but is less commonly used in Spain than LVT.
Carpet
Carpet can be installed without demolition, as long as the subfloor is stable.
Advantages:
- comfortable
- sound absorbing
- quick installation
Disadvantages:
- less suitable for warm or humid environments
Wooden flooring (parquet)
Wood flooring can sometimes be installed over existing floors, but requires careful preparation.
Points to consider:
- sensitive to expansion and contraction
- requires a stable and level subfloor
- often requires additional build-up
Less suitable for fast renovations without preparation.
Resin floors (microcement / poured floors)
Resin floors can be applied over tiles, but:
- always require proper preparation
- leveling is necessary
- joints and cracks must be treated
Technically possible, but not a quick solution.
Leveling: often still necessary
This is where things often go wrong.
Many people assume they can install a new floor directly over tiles. In reality, leveling is often required.
Why?
- tile joints will remain visible
- small height differences become more noticeable
- the final result may look uneven
A properly leveled subfloor ensures:
- a smooth finish
- longer lifespan
- fewer problems over time

- faster installation
- lower labour costs
- minimal disruption
For many renovations, this is the most efficient approach.
Disadvantages and points to consider
- increased floor height
- doors and skirting boards may need adjustment
- subfloor must be properly checked
When is removing the floor necessary?
In some situations, demolition is unavoidable:
- loose tiles
- unstable subfloor
- large height differences
- moisture issues
In these cases, rebuilding the floor is the best option.
