Many homes on the Costa Blanca have existing tiled floors. When renovating without demolition, LVT (Luxury Vinyl Tile) is often considered as a modern and comfortable alternative.
The question we hear daily in our showroom in Altea is:
“Can LVT simply be installed over existing tiles?”
The honest answer:
It completely depends on the condition of the subfloor.
Why Installing LVT Over Tiles Seems Attractive
LVT is:
-
Thin in build-up
-
Warm underfoot
-
Quiet in use
Avoiding demolition means less dust, less disruption, and often lower initial costs.
However, one rule always applies:
The subfloor determines the final result.

The Biggest Risk: Telegraphed Grout Lines and Tile Edges
In Spain, tile joints are often wider and deeper than in Northern Europe. If LVT is installed directly over tiles without proper preparation, grout lines and tile edges will almost always become visible.
This is known as telegraphing.
Important to understand:
This usually does not appear over time — it is often visible immediately after installation.
Even minor height differences between tiles can become visible in the finished surface.
A floor that looks flat is rarely technically flat enough.
Temperature Fluctuations in the Mediterranean Climate
Indoor temperatures in Spain can rise significantly during summer months. LVT reacts to temperature changes.
Lower-quality or thinner products may:
-
Expand and contract more
-
Warp over time
-
Cause issues with click-lock systems
For this reason, we often recommend glue-down (dryback) LVT installed over a properly prepared, level subfloor in Mediterranean climates.

When Is Floor Levelling Necessary?
In many situations, levelling is not optional — it is technically required.
Levelling is necessary when:
-
Tiles show height differences
-
Grout joints are deep or wide
-
The subfloor is not fully level
-
Tiles are damaged or hollow
-
Glue-down LVT is selected
LVT follows the subfloor. Every imperfection will eventually become visible.
A properly levelled subfloor ensures:
-
A smooth and consistent appearance
-
Optimal adhesion
-
Reduced material stress
-
Longer lifespan
-
Lower risk of complaints
Levelling increases the initial investment, but prevents costly corrections later.

Is Jumpax an Alternative to Levelling?
In certain renovation situations, a high-density underlayment system such as Jumpax® can be used.
Jumpax consists of cross-bonded boards that create a stable base for glue-down LVT.
Jumpax may be suitable when:
-
Existing tiles are fully stable
-
Only minor irregularities are present
-
Wet levelling compounds are not desired
-
Fast installation is required
One advantage is that there is no drying time, unlike traditional levelling compounds.
Important to Note
Jumpax does not correct major height differences.
-
Deep grout lines may still require pre-treatment
-
Level differences remain visible if not addressed
-
Loose or hollow tiles must always be repaired first
Additionally, Jumpax increases the floor build-up height, which can affect doors and transitions.
In cases of significant unevenness, full levelling remains the most stable solution.
What Does LVT Over Tiles Cost?
The total investment consists of several components:
LVT Material
Price depends on brand, wear layer, and design quality.
Levelling or Underlayment
Depends entirely on the condition of the existing floor.
Skirting and Finishing
Transitions, door trimming, and detailing determine the final appearance.
Installation Labour
Preparation, installation, and finishing are critical to long-term performance.
Looking only at the material price per square metre provides an incomplete picture. Subfloor preparation and professional installation largely determine durability and quality.
Our Advice for Homes on the Costa Blanca
Every property is different. Apartments, villas, new builds, and renovations each require a tailored approach.
We always assess:
-
Stability of the existing floor
-
Flatness of the subfloor
-
Sun exposure
-
Room usage
-
Budget and expectations
In some cases, direct installation is possible.
In many cases, proper preparation is essential.
A quality floor always starts with a properly prepared base.
Summary
-
LVT follows the subfloor.
-
Grout lines and tile edges will almost always telegraph without preparation.
-
Temperature fluctuations in Spain increase the risk.
-
Floor levelling is often technically necessary.
-
Jumpax may be suitable for minor irregularities but does not replace full levelling in uneven conditions.
-
The subfloor ultimately determines the lifespan and quality of the floor.
